What is covered,
and what is not.
Every Ace of Decks build carries two kinds of coverage: the manufacturer warranty on the materials, and our own warranty on the work. This page sets out both, including the things neither one covers, so you know where you stand before you ever need to ask.
Coverage by material
Each material category carries its own warranty from the company that makes it. We register the coverage, hand you the documentation, and keep a copy on file.
TimberTech composite and PVC decking
We are an authorized TimberTech dealer, which is what lets us register your warranty directly rather than leaving you to file it. Capped composite boards carry a 25 year limited warranty and Advanced PVC carries 30 years, covering the board itself along with fade and stain resistance. Both transfer to a new owner if you sell, which is worth knowing when the time comes. TimberTech warranty terms apply as published by TimberTech.
Fortress Evolution steel deck framing
When a build is elevated, multi-level, or carrying a structure overhead, we frame it in powder coated steel rather than lumber. The system covers structural integrity, the powder coat finish and corrosion resistance, and the connection hardware. Terms apply as published by Fortress Building Products. Not every build needs steel, and we will tell you plainly during design if yours does not.
Motorized louvered roof systems
Coverage on a louvered pergola runs across the aluminum frame and structural components, the motor and controls, the powder coat finish, the drainage channels, and any integrated lighting. Terms differ by manufacturer and by system, so the exact documentation for the one on your property is handed over at completion rather than summarized here.
Motorized retractable screens
Screen coverage spans the fabric, the motor, the frame and the hardware. Like louvered systems, the term depends on the brand specified for your build. We document which one you have, and that paperwork reaches you at handoff.
Our workmanship warranty
Separate from anything a manufacturer covers, we warrant our own installation for one year from the final walkthrough. That covers structural installation and framing integrity, fastening, blocking and hardware, drainage slope and water management, railing attachment, and any defect that comes down to how we built it. If something is our doing, it is ours to put right.
The distinction that matters: a material defect is the manufacturer’s to cover, and an installation defect is ours. You do not have to work out which is which. Tell us what you are seeing and we will sort out where it belongs.
What no warranty covers
Being straight about the gaps is more useful than a long list of inclusions. These are the four things homeowners are most often surprised by.
- Pressure treated framing lumberStandard pressure treated lumber carries no manufacturer warranty on performance or defects. This is one of the reasons we frame in steel on elevated builds, and it is worth asking any builder what sits under the boards.
- Normal weatheringExpected weathering, color shift within the manufacturer’s published tolerance, and minor surface wear are not defects. Composite and PVC are built for the Chicago climate, but nothing outdoors looks identical at year ten.
- Improper cleaning or usePhysical damage, harsh chemicals, and pressure washing above the manufacturer’s rated PSI will void coverage on the boards. The care instructions we hand over at completion exist for this reason.
- Work by another contractorAnything added, altered, or cut into after we finish falls outside both our workmanship warranty and, in most cases, the manufacturer’s. Call us before another trade touches the structure and we will tell you whether it affects your coverage.
Storm damage, fallen limbs and similar events are normally a matter for your homeowner’s insurance rather than a product warranty. Structural failure caused by a material or installation defect is covered.
How a claim actually works
You email us
Send it to warranties@aceofdecksllc.com with a photograph and a sentence about what you are seeing. There is no form to fill in and no portal to log into for this.
We work out whose it is
We confirm whether it falls under our workmanship warranty or a manufacturer’s, and we tell you which. If it is a manufacturer claim, we file it, because we hold the registration and the installation record.
We schedule the fix
Once coverage is confirmed, we book the work. You are not chasing a supplier or being handed a phone number, which is the part of warranty coverage that usually falls apart.
Claims are rare when the build is right the first time, which is the real point of the A.C.E. Method. Designing before anything is cut, pricing the finished design, and walking the project before we call it done is what keeps this page quiet.
Warranty questions
Do I need to register my decking warranty?
No. We register every TimberTech installation with the manufacturer at project completion and you receive the confirmation in your handover package. There is nothing for you to file and no deadline for you to miss.
Is the warranty transferable if I sell the house?
TimberTech warranties transfer to a subsequent owner. The transfer procedure is set out in the manufacturer documentation handed over at completion. It is a genuine selling point, and worth mentioning to a buyer’s agent.
What do I actually receive at handoff?
A warranty package containing the product documentation for everything installed, confirmation of the manufacturer registrations we filed on your behalf, care instructions for the materials and any motorized systems, and our workmanship warranty.
How long is the workmanship warranty, and when does it start?
One year, starting at the final walkthrough rather than at the start of construction or the date of the contract.
Do louvered pergolas need maintenance to stay covered?
Yes. Periodic cleaning and inspection of the louvers, the drainage channels and the motor is required. Clearing debris from the drainage channels before and after winter matters most in this climate. The specific schedule for your system comes with the handover documentation.
